                                                                       PET POLICY

We love animals and try to do right by them and our guests.  Well behaved animals are welcome, but should be on a leash when on the Happy O's property and should not be unattended at any time.  They should not be left in the room without the owners.  If you bring your pets to the lake, please take them with you to the lake so they can enjoy the adventure with you. If they are swimmers, please be sure that they are dry when re-entering the room. Thank you for understanding.

The Happy O's Sportsman's Resort at Stockton Lake was formerly known as the Cedar Oak Lodge. We are independently owned and operated, and eager to serve you.  Our goal is to maintain a family friendly environment and to make your stay a  comfortable and enjoyable one. The hotel is surrounded by wooded Corp of Engineers property. We are  adjacent to 37 beautiful acres with a pond, a putting green and plenty of ground for a relaxing walk or brisk hike.  

The hotel property was originally built in the 1970's when Lake Stockton was first constructed.  This charming small town atmosphere is just the ticket for those wanting a break from the hustle of the city.  Come and watch the beautiful sunsets, sparkling water and star filled skies.
 

We are located south of Kansas City, just off of highway 71. We are just 15 minutes from
downtown Stockton. You will find us on H Road, just off highway 39.

NOTE:     The below policies are those currently in force. They supersede any policies which may appear in previously printed and distributed fliers or other marketing material.

Reservations:
Availability can be checked and reservations made by phone at 417-276-3193. Confirmation can be made with a deposit.  MUST be 25 years old or older to make a reservation. NO exceptions. Please don't ask.

All rooms are non-smoking.  NO SMOKING in any of the units. If detected, the damage penalty will be applied.  

Rental of any unit does not create a tenancy or residence.  You must
depart at appropriate time and day.  

  
Deposit:
A $50 deposit is required to hold your reservation of 3 days or less and $100.00 deposit for more than 3 days.  Deposits may be paid in cash, by check or by electronic funds transfer (e,g. Paypal). The deposit will be credited to the bill when paid in full upon arrival.

Charcoal Grills:
Available for use but must be used 10 feet or more away from the building and decks. 

Damage Deposit:
 
Guests are responsible for any damage caused to the room during their stay.  A credit card should be presented at the time of check-in and will be charged in the event damage occurs. 

Cancellation Policy/Refunds:
A $50.00 service fee per room will be charged for all cancellations.  If more than 30 days notice is given, deposit payment will be refunded to the extent the room is re-rented, less the service fee.  If a guest cancels a reservation, the deposit will only be refunded if we are able to fill the vacancy for the entire number of nights the room was reserved.  Deposit will be returned within a week upon new reservation.

Guests are responsible for all nights reserved regardless of the day of departure. NO refunds for late arrivals, early departures, inclement weather or maintenance issues. 

Check-In/Check-Out
:
Check-in time after 2:00 p.m. Key box will be available after full payment is received. We do not recommend bringing/buying perishable or frozen items on check-in days in summer. Check-out time is 11:00 a.m. Strickly enforced.

Extra Persons:
Rooms are rated for the number of persons listed (see rate list).  No extra persons allowed in a unit above the number listed (with the exception a small child).  Note: We cannot guarantee the comfort of sofa sleepers when used as a bed.

One Night Stay:
Requires additional $25 cleaning fee.

Room Keys/Lock Box:
We do understand from time to time room keys get lost or misplaced. For any lost keys or lost lock box, a $10.00 replacement fee will be assessed.

Housekeeping: 
We don't provide housekeeping/maid service during your stay. Clean towels and linens will be available at the office.

Items Left Behind:
We are not responsible for any items left behind. Items will be returned at owner’s expense.

Quiet Time:
In order to respect all of our guests, quiet time is between 11pm and 7am.  Guests are to refrain from excessive noise on property.  NO room parties.

Holidays and Special Events:
NOTE:  All rates are charged at Maximum Occupancy Rate on Holidays or Special events:

Major Fishing Tournaments- 2 Night minimum
Memorial Weekend- 3 Night minimum
Fourth of July- 3 Night minimum
Labor Day- 3 Night minimum
